TRANSACTIONAL FEES ARE PAID THROUGH ESCROW IMMEDIATELY UPON SETTLEMENT.  There is a $100 CHARGE IF YOUR TRANSACTION DOES NOT CLOSE. 

Buyer Side 

Call for Pricing​
  • Open File
  • Write Offer for your Buyers per your instructions
  • Write all addenda as required
  • Review all necessary contract documents and check for all proper dates, initials, and signatures

  • Confirm EMD goes to Brokerage or Title  Company  

  • Send ratified contract to Lender, Title Company, Co-operating Realtor and Client with introductory email

  • Schedule Inspections as needed

  • Order Home Warranty if applicable

  • Track Contingency dates and deadlines

  •  Monitor transaction throughout with all parties for status updates and outstanding issues

  • Check HOA/Condo docs for violations

  • Sent Resale disclosures to Lender and Title Company

  • Send Buyer information for utilities

  • Schedule Settlement and Walk Through

  • Prepare Commission Disbursement

  • Upload all documents per Brokerage requirements

Double Side Transaction — Buyer and Seller

  • Handle transaction from start to finish for both Buyers and Sellers

  • Check Listing for all required documents, initials and signatures

  • Send copy to client

  • Enter Listing into MLS, set up showing service and put appropriate disclosures under MLS docs

  • Order Sign Post up and down after closing

  • Order HOA/Condo Docs

  • Order and coordinate photographer with agent and client

  • Order Pest, Well and Septic inspections as applicable

  • Flyers for Sign Post

  • House Brochures

  • Order Inspections repairs as applicable

  • Track Listing Expiration date

  • Upload all paperwork per your Brokerage requirements

Listing Side

  • Check Listing Agreement for all required documents, initials and signatures

  • Send copies to client

  • Enter Listing into MLS, upload appropriate disclosures into the MLS document section, set up showing service 

  • Upload pictures to MLS when provided

  • Order Sign Post up then down after closing

  • Listing Flyers for Sign Post

  • Order House Brochures

  • Order HOA/Condo Documents

  • Order Home Warranty if applicable

  • Order and coordinate photographer with agent and client

  • Order Pest, Well and Septic, other inspections as applicable

  • Order Inspection repairs as applicable

  • Send Buyers contact information about utilities

  • Track Listing Expiration date
